Land plots are located in the suburban zone of the Kyiv, at a distance of 20 km from the city center, in the Novoobukhiv direction (Obukhiv Highway H01), in an environmentally clean area, near nature reserves of the Holosiivskyi district of Kyiv, within walking distance of the suburban railway station “Pidgirci”. All land plots are privately owned, located within the Feodosiivska rural community of the Obukhiv district, outside the settlement boundaries; however, according to the provisions of the general plan of the village of Khodosivka, which is currently under development, these land plots are included within the settlement boundaries. This also allows, at present, to change the functional designation of the plots.

The total area is 9.4287 hectares, including 7.2 hectares intended for development (individual residential houses) and 2.2287 hectares of common-use land.

The members of the gardening cooperative “Svitanok-1” are two individuals who simultaneously act as owners of the land plots.

Availability of engineering communications:

Technical conditions have been obtained for connection to the electricity supply networks of the South-Western Railway. The connection point is an electrical transformer substation located at a distance of 800 meters from the land plot, with an estimated connection capacity of 980 kW.

Technical conditions have also been obtained from Kyivoblgaz for gas supply to the gardening cooperative “Svitanok-1”, with a consumption volume of 331 cubic meters per hour; the gas supply networks are already brought to the land plot.

According to the analysis of hydrogeological and geological conditions of this region, drilling of an artesian water well should be carried out at a depth of 38-42 meters.

It is also proposed to use a sewage pumping station with a built-in treatment unit for construction purposes; inactive channels of melioration systems and water management facilities are located on the plots.
