Kyiv Real Estate in Summer 2026: What Is Happening with Prices and Demand?
Kyiv’s real estate market in summer 2026 can no longer be described by a single number. The average price across the city hides a significant gap between districts, property classes, and formats — especially when looking at central locations.
How much does real estate cost in Kyiv?
According to LUN data for August 2026, the median price of a one-bedroom apartment on Kyiv’s secondary market is around $72,000, approximately 11% higher than a year ago. But the difference between districts is much more significant: a renovated apartment costs around $163,000 in Pecherskyi, $118,000 in Shevchenkivskyi, and $96,000 in Holosiivskyi District.
The gap is even more noticeable in the primary market. According to LUN, the average price per square meter in new developments in Pecherskyi District in the first half of 2026 was around $2,800/m², while in Shevchenkivskyi it was around $1,670/m².
At the same time, individual projects in the central part of Pechersk are significantly above the district average. For example, in NVER residential complex in Pechersk, according to LUN data updated on August 12, 2026, prices start at UAH 194,800/m², or approximately $4,350/m². For one-bedroom apartments, the range is around $4,350–6,250/m².
This example clearly shows why the average price for a district does not always reflect the actual cost of a high-quality property in a premium location.
What is happening with demand?
Buyers have become more selective. On the secondary market, the strongest demand is for compact apartments in districts with developed infrastructure and good transport connections, as well as move-in-ready properties.
In new developments, the class of the project, its location, construction stage, and the characteristics of the residential complex are becoming increasingly important.
What about investment real estate?
Investors are no longer looking only at traditional apartments for long-term rental. The focus includes compact apartments, properties suitable for subdivision, serviced apartments, commercial real estate, and projects at the construction stage.
At the same time, investment demand is increasingly concentrated around the specific product: its location, condition, potential rental model, and prospects for resale.
The main trend of summer 2026 is a more segmented market. The difference between the average price in Kyiv and the cost of a high-quality property in the city center is now too significant to evaluate the market using a single figure. For a buyer or investor, it is more important to understand exactly what they are buying, where the property is located, and how well its price corresponds to actual demand.
